Currently there are only 4 homes listed for sale in the neighborhood. Three of those homes are listed for over $2.8 Million, the fourth home is listed for $1.4 million and is a major fixer. Recent statistics show that homes listed under $2.0 million are selling, and selling relatively quickly. Five of the most recent homes to sell in the neighborhood sold in less than 40 days, 4 of the homes were sub $2.0 million, 1 was $2,225,000. Homes listed over $2.0 million are sitting.

If you’re thinking of selling and you believe your home to be worth less than $2,000,000 and is not a major fixer, now would be a good time to list your home as there is nothing on the market currently in the neighborhood that meets this discription.

Homes are moving again in Broadmoor

The Real Estate market in Broadmoor is finally showing signs of life after a summer that could be described as nothing short of dismal. The summer season is generally the time of year when the real estate market really takes off, and it did in many neighborhoods, just not Broadmoor. There were only two closed sales transactions in Broadmoor recorded by the MLS this summer. There were two off market sales during this time frame as well, which makes for a grand total of 4 sales transactions. Not a good number, fortunately the Fall and Winter have brought good tidings to the neighborhood. Since the start of the Fall 6 homes have sold in the neighborhood and there are currently 3 homes Pending. With the current inventory of homes for sales in the neighborhood sitting at 8 it appears that home sales are on the mend. Sales in the neighborhood for some time have lagged behind some of the other local markets, but the recent flurry of sales are a sure indicator that this trend will not continue.

The home owners dues for living in Seattle’s Broadmoor neighborhood are much cheaper than what’s believed.

Over the course of the last 2 -3 months I have had multiple conversations with clients and non clients regarding the home owners dues for living in Broadmoor. What I’ve taken away from these conversations is that there’s a gross misconception out there amongst non Broadmoor residents regarding exactly how much per month residents pay in home owners dues. Many of the individuals who I spoke with thought that the dues were anywhere from $500 – $1,000 a month. That’s right, there are people out there who think the HOD’s are $1,000 a month. For residents of the neighborhood who read this, I would advise you to inform your friends what the acctual HOD’s are per month, as there are people who would considering moving into the neighborhood if it weren’t for the misconception.

Below is a breakdown of how the dues are assessed:

Home owners dues are determined based on lot size.

A single lot in Broadmoor is roughly 7,000 Sq Ft on average. *The exact square footage for a lot can vary slightly depending on when it was plotted.*

The dues per month for a single lot are $133.00

A lot and a half would be $199.50

A double lot $266.00

If your lot size was 1.1 or 1.2 or 1.3 or 1.4, etc, the size of a single lot, your home owners dues would reflect that.

The dues cover: 1. Wages paid to security staff. 2. Landscapping. 3. Annual parties.

Broadmoor Bargains

In the last 3 months some lucky buyers have managed to purchase some wonderful homes in the neighborhood for unbelievable prices. On June 29th, 1919 Shenandoah Dr E sold for $1,050,000. The 4 bedroom 3 bath brick tudor home is 3970 sq ft. The lot size 8,362. The home certainly needed some work, but in spite of that the home is assessed at $1,991,000. On September 30th a Parkside Drive East sold for $905,000. This 4 bedroom 3.25 bathroom brick colonial is 3,820 sq ft and sits on a 8,624 sq ft lot. The home is assessed at $1,500,000. These homes are the most notable of the most recent Broadmoor sales as they were purchased for far less than their assessed value. I never thought I would see values like this in Broadmoor, and I thought that the likelihood of another such opportunity coming up again anytime soon was highly unlikely. Well I was wrong. A 5 bedroom 3.25 bathroom brick tudor just hit the market and the asking price is $950,000. The homes assessed value is close to $1,300,000. Some lucky buyer should end up getting this Broadmoor home for a great price!

But what I really admire most about the homes in this community, and find sets Broadmoor apart from other neighborhoods is the uniqueness of each of the individual homes. There are really no two homes alike in the neighborhood. Sure there are a few Brick Colonials, and there aren’t many, that may share some resemblance from an exterior standpoint, but once you set foot inside the residences you’ll find that that’s where the comparisons stop. This for me is really something to be marveled and really makes the neighborhood a special place to live.

Why buy in the Madison Park or Washington Park when you can buy in Broadmoor and get so much more for your money? I’ve always been a big believer in the value you get when purchasing a home in Broadmoor, and when looking at the most recent sales statistics they speak for themselves. Recent sales show that on average you pay $111.00 less per sq ft. in Broadmoor and you’re getting a bigger lot for your money. Couple these factors with the neighborhood being private, less street and foot traffic, and a lower crime rate, equal an overall more peaceful environment to live in. If you’re in the market for a luxury home and haven’t given Broadmoor much thought your truly doing yourself a disservice, it’s a wonderful neighborhood to live in!
